1. Property

The property is furnished, and includes a fully equipped kitchen, refrigerator, oven, stove, wine fridge, microwave and multiple TVs. All items should remain in place or a charge will be incurred for missing or misplaced items.

 

2. Term of Lease

The term of the lease will be the dates booked through Airbnb. We ask that guests be 25 years of age or older.

 

3. Duties of the Parties

3.1. Condition of the Property. Guest shall leave the property the same way they received it; appliances and bath fixtures and furniture or items must not be moved. Any damages will be promptly submitted to Airbnb for refund given the credit card on file from the guest.


3.2. Repair of Property. Homeowner may enter the premises at all reasonable times in order to inspect the property or make repairs.

3.3. Smoking. Guest understands that the rental unit is a non-smoking unit and agrees to smoke or vape only outside. Any smoke or vaping inside will result in a minimum of a $400 fee.

3.4 Fireworks. Firework usage is not allowed.


 

4. Obligations of the Parties

4.1. Lost and Stolen Items. Homeowner is not responsible for lost or stolen items.

4.2. Guests are responsible to return the property to homeowner as they received it.

4.3. Guests are to abide by all Airbnb’s “host and traveler standards and expectations” as outlined in their publication, viewable at https://www.airbnb.com/trust/standards.

 

5. Governing Law

The laws of the state of Michigan shall govern this agreement. Each of the parties irrevocably consents to the exclusive personal jurisdiction of the federal and state courts located in Indiana, as applicable, for any matter arising out of or relating to this Agreement.

 

6. Indemnification

Guest agrees to indemnify and hold Homeowner harmless from any liability for personal injury or property damage sustained by Guest or parties invited onto the property by Guest.

 

7. Guest to Provide

All renters shall bring all household items including food, specific toiletries, etc. Bedding, towels and limited amenities (as listed in summary) will be provided.

 

8. Fires

No bonfires or fires of any kind on the property, inside or outside.

 

9. Noise

We live in a very peaceful neighborhood and know our neighbors well. Thank you in advance for respecting all and keeping noise to a minimum. Outdoor quiet hours begin at  10:00 pm est, including for the hot-tub. Our neighbors keep in close contact with us and will alert us of any noise issues. Any noise complaints will be responded to promptly and we reserve the right to ask guests to leave without a refund as a result.

 

10. No parties or events

Owners reserve the right to charge for additional guests that exceed what is included on your check-in instructions and/or to cancel a booking with no refund if exceeded. Any noise complaints will be responded to promptly and we reserve the right to ask guests to leave without a refund as a result. Guests will adhere to the “good neighbor policy” in the check in instructions. It is very quiet here and noise easily travels. Complaints will be quickly addressed.

 

11. Pond

The pond area is for viewing purposes only. Absolutely no swimming, boating, fishing or recreational use.

 

12. Farm Next Door

We live next to a working farm that includes horses, cows and a few pigs. THIS IS NOT PART OF OUR PROPERTY - please keep distance. Beautiful to view from windows but they have an electric fence that guests, by booking, acknowledge and agree to not approach/touch.​
